Buy, sell or let in Royston

We’ve spent more than 50 years in the property market in Royston – and most of the team lives here too. Unlike the mystery that surrounds the town’s famous cave, we know plenty of reasons to live here.

Along the way, we’ve built up great relationships in the area – and that makes all the difference when it comes to selling or letting your home. Of course, we produce gorgeous marketing packages and list your home where buyers are looking. That’s a given.

The extra mile
Living and working in the local community means we go the extra mile to smooth your sales or lettings journey. And our network of 11 other Country Properties branches across Bedfordshire, Hertfordshire and Cambridgeshire gives us direct access to buyers and tenants across the region.

Specialist support for you
That network also includes an experienced team of specialists to support you whatever your circumstances; from first time buyers to downsizers and everyone in between. So we’ve got someone to help if you’re a growing family looking for a bigger, child-friendly home, a commuter needing great transport links, a remote/hybrid worker prioritising inspirational live/work spaces, a landlord expanding your portfolio – or pretty much anything else you can dream of..

Moving is a big deal. We want to make your moving experience a breath of fresh air.

Getting personal with your property
Selling with us isn’t a production line. We’ll take time to find out the best bits about your property, so we can shout them from the rooftops.

Free valuations with value
If you’re just looking for a quick ballpark for how much your property’s worth, fill in our online form [link 1] for an instant guide.

And for a free, in-person appraisal of your property get in touch [link 2] More than simply a calculator based on square footage, we’ll use our knowledge of the local market to truly understand where your property sits in the market.

Eye-catching photography and videography
Our photographers go above and beyond to showcase your home looking its best – sometimes literally, with drone pilots available to capture properties from the air.

We work with experienced, feet-on-the-ground videographers too. Whatever approach is right for your home, we’ll advise you on the best way of bringing it to life for your potential buyers.

Accurate floor plans
It’s important for potential buyers to visualise how the space will work for them, so our state-of-the-art floor plans clearly highlight the flow of your home, before they even set foot in the place.

Brochures
While most buyers view brochures online these days, we can still create a physical copy if people prefer to have something to take away with them. Either way, we’ll design a compelling, attractive written showcase to give buyers a complete introduction to your home.

Scroll-stopping listings
It’s not rocket science – but it’s an art! The better your ad, the more clicks you’ll get and the quicker you’ll sell. We’ll recommend the best approach for your unique property, so your perfect buyers will spot you immediately.

Viewings that sell
Selling your home is our job. So we prefer to be there to show buyers around your home – at a time that suits both you and the people interested in viewing. We’ll sit down with you in advance, to make sure we understand all the best elements of your property and we’ll preempt as many viewer questions as we can.

We believe accompanied viewings are better and easier for everyone, leaving you free to live your life while we sell your home.

Feedback
Prompt and practical feedback is vital when you’re looking for a swift, smooth sale. We follow up with potential buyers after every viewing and we’ll call or email it to you within a few days.

Flexible lettings packages
With legislation changing frequently, it makes all the difference to feel confident that your let – and your tenant – is in safe hands.

Although, when it comes to lettings, one size definitely doesn’t fit all. If you simply need a hand sourcing a tenant, we can do that. Or if you’d like us to take the whole management burden off your shoulders, that’s good too. Of course, that goes for everything in between as well.

Beat the market to your dream homeOnline portals are fast – but a relationship with us is faster still. We’ll match buyers and sellers with homes across the Country Properties network – before they even hit the market. Or keep an eye on our social media accounts to be in the know before they even hit the market. Or keep an eye on our social media accounts to be in the know before the crowds.

Tap into our experience and innovation
We’ve been helping buyers, sellers, tenants and landlords in Royston for 50 years – while always working hard to be at the cutting edge of estate agency and customer service.

Share our contacts book
Over the years, we’ve discovered some great financial, surveying and legal professionals – as well as a bank of excellent tradespeople.

If you need a mortgage broker, a surveyor or a conveyancer, let us know. Our preferred firm of solicitors even works directly via our computer systems, which means we’re always up to speed with how your sale is progressing.

And for anything else, we’ll pass you the details for people we’ve worked with before and who we know will do a fantastic job for you, including trades who can solve problems and secure vital certification quickly and efficiently.

Marketing packages to suit your home
Of course, our job is to attract the right buyers for your home. And getting the photography, video, floor plans and writing looking irresistible is a huge part of that. Choose from our range of marketing packages – we’ll do the rest.

Keeping you in control – with our support
From talking you through the thinking behind our valuation, to matching the right buyers or tenants to your property, we want you to feel in control – never stressed. We’ll be there, guiding people round your property, doing the background checks and any other ways we can take the pressure off.

If you’re using our preferred solicitors, we’ll know exactly how your transaction is progressing at every step. And if you prefer to use your own professionals, that’s great too. We’ll update you throughout the process – working hard to bring you the answers you need, especially as you get closer to completion.

Maximising the portals
It goes without saying that we advertise your property on Rightmove, as well as on our own website, covering all 13 Country Properties branches, across our area.

We know how to create professional, scroll-stopping listings, designed to make the most of their broad reach. And our busy social media accounts bring your home’s details to active buyers looking in our towns and villages.

Support from the UK’s largest estate agent franchisor
We’re part of The Property Franchise Group (TPFG), one of the biggest estate agent groups in the country. This connection means we’re able to keep our skills topped up with quality in-house training and continuous development, as well as the latest market insights, to help us advise you best.

Our business is personal

When it comes to summing up the flavour of Country Properties Royston, I’d say it’s our team – and our teamwork – that makes the difference.

We (Irma and Sophie) started working together more than a decade ago, when Sophie was Irma’s fresh-faced,17-year-old apprentice! We quickly realised we worked together well – although we had no idea at that time that we’d eventually decide to run a business together.

Our backgrounds are very different. Sophie was born, brought up and educated in the area – a local girl through and through.

Irma, on the other hand, is from South Africa, where she ran her own estate agency business, before moving to the UK with her husband to find a better future for her then teenage son.

There’s quite an age gap too, which we consider a genuine strength when it comes to our different skills – as well as our ability to understand our varied clients’ needs and dreams.

But fundamentally, we look at life the same way – and one thing we agree on is that Royston has plenty to offer both buyers and renters – which is good news for those selling and letting properties. Discover more about the town in our area guide – but if there’s anything we haven’t covered, feel free to get in touch.

If you’re new to the area, welcome. We hope you’ll soon love it as much as we do.

Royston

Royston Area Guide

Royston is on the Hertfordshire/Cambridgeshire border and is a popular choice for those working nearby in Cambridge, Luton and London.

Royston is just a short drive from both the A1(M) and the M11. It has its own train station with journeys to Cambridge taking 20 minutes and London only 40 minutes. London Luton and London Stansted airports are both within an hour’s drive of Royston so this is a great base for travel further afield too.

We can’t recommend Country Properties highly enough! They are very supportive and excellent communicators, keeping us informed with everything promptly. They have made the process of moving home as stress free as possible – thank you!
